The Ellinikon’s residential story has gained another chapter with the launch of The Courtyards, a new address within Little Athens on the Athenian Riviera.
Developed by LAMDA Development and designed by AUDO Architects, the project adds 324 contemporary homes to Europe’s largest urban regeneration project.
Its appeal lies in a simple but timely idea, bringing the privacy and calm of Mediterranean courtyard living into a dense, walkable, technology-led coastal district.

A courtyard idea for the Athenian Riviera
The Courtyards takes its cue from a familiar Mediterranean typology, then reworks it for a new urban neighborhood by the sea.
Across 11 buildings, the development is arranged around private landscaped courtyards with pathways, seating areas and recreational zones.
The result is intended to feel less like a conventional apartment scheme and more like a sheltered residential pocket within Little Athens.

Homes are planned with abundant natural light and views toward the sea, parkland or, in select cases, both.
The mix runs from one- to four-bedroom apartments, making the project relevant to buyers seeking anything from a Riviera pied-à-terre to a larger family residence.
Top-floor apartments add roof terraces, while 35 ground-floor homes feature private gardens with either a Jacuzzi or pool.

Each residence also includes underground parking and storage, practical details that matter in a new district designed around daily living rather than seasonal use alone.
Little Athens is becoming a substantial residential district
Little Athens sits at the heart of The Ellinikon and is planned as its largest residential neighborhood.
The district is within walking distance of The Ellinikon Park and the beach, positioning it between green space and the coastline rather than treating either as a distant amenity.

Its planning model follows the idea of a 15-minute city, combining homes, smart living amenities, local retail, dining, public areas and green infrastructure.
The Courtyards also introduces public-facing retail and dining across arcades in five of its 11 buildings, helping the neighborhood function beyond private residential life.

The development joins Park Rise, designed by Bjarke Ingels Group, along with Pavilion Terraces, Promenade Heights, Trinity and Atrium Gardens, and Sunset Groves.
Buyer momentum has already been significant across Little Athens, with 85 percent of residences brought to market sold or reserved.
The scale behind The Ellinikon
The Ellinikon is being built on the former Athens international airport site and spans 6.2 million square meters.
That makes it roughly three times the size of Monaco and places it among the most ambitious urban development projects currently underway.
More than 70 percent of the master plan is dedicated to green and open spaces, including parks, lakes, gardens and outdoor activity areas.
The wider plan is also expected to double the amount of green space in the Athens area.
Alongside 3.5km of Athenian coastline, the project includes a two million square meter park, premium residences, retail districts, hotels, a marina, cultural venues and a health and wellness hub.
A state-of-the-art Sports Park is planned to open in late 2026, while future components also include an integrated resort with an expo center and casino, an R&D and Innovation Campus, and a university.
Once complete, The Ellinikon is expected to generate more than 70,000 new jobs and attract over one million additional visitors to Athens each year.
