GIMS is moving deeper into residential design with The Valley Private Residences, a new 50-villa project created with Horizon Morocco for Marrakech’s Route de l’Ourika.
Set south of the city with the Atlas Mountains in view, the development is conceived as a modern retreat rather than a conventional resort compound.
A Marrakech address shaped by California modernism
The architecture has been developed by YBA Architectes under the artistic direction of GIMS and Yacine Ghafour of Horizon Morocco.

The design language looks to the open plans and indoor-outdoor rhythm of California’s Case Study Houses, then filters that mood through Moroccan materials and light.
Expect glassy living spaces, rooftop terraces, terracotta and ochre tones, handcrafted Moroccan terrazzo, and claustra screens that soften the sun while adding a distinctly local texture.
A 100-meter pool as the center of daily life
The defining feature is a nearly 100-meter reflecting pool running through the heart of the residences.

Twenty-four villas will have direct access to the water, giving the project a relaxed poolside character with the mountains always present in the background.
Two pavilions complete the shared amenities, with one dedicated to a clubhouse, restaurant, bar and workspaces, while the other focuses on wellness with spa treatments, yoga and a fitness studio.
The follow-up to Sunset Village
The Valley follows Sunset Village Private Residences, the first collaboration between GIMS and Horizon Morocco, which launched in 2024 and has sold more than 85 percent of its villas.

That earlier project leaned into softer forms, brushed steel details, a swimmable lagoon with a sandy beach, a hammam, sauna, rooftop paddle court and co-working spaces.
Alongside The Valley’s January 26 presentation, Horizon Morocco will introduce a new Prime phase for Sunset Village, with upgraded finishes and pricing from €1 million.
Pricing and delivery for The Valley
The Valley’s 50 villas are priced from €490,000 to €750,000, positioning the project below many of Marrakech’s top-tier second-home developments while keeping the emphasis on architecture and amenities.

Delivery is planned for mid-2028, with the location placing residents about 15 minutes from Hivernage while still offering quick access to the Ourika landscape, desert routes and mountain views.
For buyers who want Marrakech without giving up a more contemporary, design-led way of living, The Valley presents an appealing proposition with a clear point of view and a setting that does much of the work.
